We become your agent to source and meet your property requirements. You become our client. We are specifically geared to cater for those clients who DO NOT have the time to make all the arrangements themselves, but realise that to become a landlord does not always involve hands-on intensive graft.
Our clients have realised the value of purchasing REAL property i.e. Land, Bricks and Mortar and the rock-solid investment that this is, particularly since the demise of our pensions regime. People have realised that not only have successive governments broken their promises to their electors but also many Investment Companies and large employers. This situation is NOT improving, it is getting worse. We will discuss with you your ambitions and other relevant issues, summarise them and prepare a report for your consideration. Once we agree on a course of action, we will source the most suitable property/ies for you – i.e. select with you the town/area you wish to buy into and make the necessary arrangements with the selling agents for you to purchase the properties.
We DO NOT handle any of your money. The transaction of the property purchase will always be handled by a Solicitor.
We will liaise on your behalf with Estate Agents, Solicitors, the Mortgage Lenders, the Managing agents, the Buildings & Contents Insurers, any Life Assurance Companies and Accountants, to ensure that the process of setting up this portfolio for you will be a smooth process. We will ensure that the property is fit for letting in conjunction with the Managing Agents i.e. that you are made aware of the laws governing lettings and that the tenancy complies with Regulations and has the necessary Health & Safety Certificates in respect of Gas & Electrical Appliances, Smoke & Toxic Fume Detectors, and Energy Saving Devices as required by law.
